We want you to know that there is absolutely no obligation to sell your house to us. After you tell us a bit about your property, we will take a look at things and maybe set up a call with you to find out more. We will then make you an all-cash offer that is fair for you and fair for us. It’s completely up to you whether or not you’d like to sell your house to us. We won’t hassle you or harass you, and we’ll let you decide what’s right for you.
Our process is very straightforward and win-win offer program. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration and come up with a fair price that works for us and works for you too.
Here’s why we stand out from traditional methods of selling your house: We don’t charge any fees or commissions when you sell your house to us without an agent, if an agent is involved we can discuss options.
We’ll make you an offer, and if it’s a good fit, we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for any repairs on the house (if necessary) and sell it for a profit. We take the risks here on whether we can sell it for a profit or not. Once we buy the house from you, the responsibility is ours and you can walk away without the burden of the property and its payments. And often, you’ll have cash in your hand.
We are currently unable to purchase homes located in a flood zones.
We have the capability to collaborate with agents and realtors, acknowledging their diligent efforts in earning a commission. We kindly request that you inform us of the current circumstances.
Home Types
We buy the following types of homes:
- Single family homes
- Townhomes
- Condos
*We do not buy in flood zones*
We typically buy homes built after 1960, but this can vary by market.
We do not buy homes that are owned by government agencies, banks or loan insurers.
Solar panels
On cash offers, we can usually buy homes with solar panels where the panels are fully owned outright. We can also buy homes with solar leases, but if your offer is creative we may be able to work out something with you
- You have a tight timeline. If you’re experiencing a difficult personal situation, military, job relocation or a personal situation such as a divorce or an urgent move, cash buyers could help you sell faster and with greater certainty.
- You inherited property. If a deceased relative’s property is far away or in disrepair, selling to a company can help you turn an unwanted property into cash.
- You’re facing extreme financial issues. If you’re facing foreclosure and don’t wish to retain your home, selling to a cash buyer might allow you to avoid a devastating hit to your credit without losing 100% of your equity.
- Your property is badly distressed. If your house is in very poor condition, using a “we buy houses for cash” company could help you sell the property without making repairs.
Even if the foreclosure process has begun, you can still sell your home independently prior to your scheduled auction date. If you’re facing long-term financial struggles, rather than a short-term loss of income, selling your home could be your best option. Not only will it get you out from under your mortgage, you could make some money on the sale.
Reach out to your lender and ask exactly what you’ll owe if you decide to sell, so you can be financially prepared. If you’ve received notice of foreclosure, you’ve likely missed several months of mortgage payments. When you sell your home, you’ll owe that money and any additional late fees. Mortgage lenders typically charge late fees 10-15 days after the first missed payment.
You may have also accrued fees from the mortgage company’s attorney for your delinquency. Look at any recent foreclosure communications from the bank to determine what’s owed, including all outstanding principal and interest, and subtract it from your estimated sale price.
The pre-foreclosure period is typically the best time to sell. When you still have months before the bank initiates foreclosure, you have time to prep your home for sale so that it sells for the best possible price. The advantages to selling pre-foreclosure include:
Time to have small repairs done, the home cleaned, and staged to get top dollar. Avoiding a foreclosure hitting your credit report and limiting your ability to buy again. Move on your timeline, not a bank’s, depending on negotiations with the buyer. If you list too late in the foreclosure process, you won’t have time to prep the house. You might have to sell at a lower price than market value just to sell it in time to beat the foreclosure clock.
